Saturday to Saturday. Check-in 4pm, checkout 10am. Requests are confirmed in the order received. "Typically" is the average high and low for those dates (NOAA normals, Atlantic City) and the average ocean temperature at the Atlantic City station over the last three summers. Every total includes the $275 cleaning fee.

Before you ask, the money part

Paying
For a summer week, 25% by card holds it and the balance is due 60 days before arrival. Shorter stays are paid in full at booking. We'll only ever ask for a card through our own link; if anyone claiming to be us asks for Zelle, Venmo, or a wire, it isn't us. Every total on our calendar includes the $275 cleaning fee. New Jersey taxes are added at checkout and remitted for us. Your written quote is the whole number. Prefer to talk or text first? (609) 862-8010.
Cancelling
Summer weeks: 60 or more days before arrival, full refund less $150. Inside 60 days, we refund what we collect by re-renting your dates, up to what you paid, less $150. Shorter stays: full refund up to 14 days before arrival; inside 14 days, refunded only if we re-rent the nights. We recommend travel insurance for summer weeks.
Damage
No security deposit. You are responsible only for documented damage beyond normal wear, and we'd talk to you first.
Dogs
$150 for a week, $75 for shorter stays, waived on Dog Days weekend. One dog, approved at booking; it is added to your quote, not included in the calendar total.
Booking early
Ask for a 2027 summer week by October 31 and we take 10% off the calendar price in your quote, direct only. Every 2027 week is open to everyone right now; this is our first summer.
Same week next year
Starting with 2028: within 14 days of your checkout, tell us to hold your week for the following summer at this year's rate. After that it goes to our first-call list on September 15 and opens to everyone October 1.

Same week, two ways: July 4 week

The full comparison

Who sleeps where: the king room has its own bath, the queen room has a small balcony, the bunk room sleeps five (full-over-full bunk plus a trundle), and the pull-out sofa makes ten. Two full baths.

Ask us for your dates

Tell us the week or weekend you want. We answer within 24 hours with a yes or the nearest open dates, then send the rental agreement and a card link.

More than 10 in your party? Say so in your request and we'll pass your dates to the first-floor owners. The two homes are booked and priced separately.

A few things to know

  • The person booking must be 25 or older. Ten overnight guests at most, children included. No parties, no smoking.
  • Three flights of exterior stairs up to the front door, all but one covered, with railings; no elevator. The beach gear lives in the shed at ground level, so nothing sandy comes up the stairs.
  • We are the top floor of a two-unit home. The first floor is a separate home with its own entrance; its owners use it themselves and rent it at times. Deck gatherings move inside at 10pm; quiet hours are 10pm to 8am.
  • One dog by approval; see Dogs welcome.
  • Outside: a video doorbell and a driveway camera. Inside: a noise sensor that measures level only. Nothing records inside.
